You may want to go and pitch your ideas where investors gather. Here are some places where angel investors come and those looking for funding can come and pitch their business plans. Be sure to have a strong business plan and describe what makes your business idea stand apart:

A good way to find an investor is to locate a great CPA or financial planner in your city and run the plan by them. They often know people who would like to invest.
Second, you will need a business plan. You have to be ready to present the plan to the investors and convince them why they should invest in you.
You can get around owning a home if you have a great business plan and a great relationship with a business banker. Go out and get that relationship and ask for a line of credit with the bank. That is much more beneficial to you anyway. A loan is a one shot deal where the line of credit will always be there for you.
There are also business credit cards out there that you might be able to get that will fund the majority of the project. You probably only need about half the total amount to get started. The business should help you generate the rest.
